The health and safety of our clients is priority #1. That’s always been true, but with COVID, we have made some significant changes to our protocol so that it’s even more protective.
We are currently offering a suite of Virtual Agent Services to meet our clients’ demands while still helping them achieve their real estate goals. Some of those services include:
Pre-Listing
- Initial meeting done over the phone or via video chat to introduce ourselves and talk about the move you are thinking about making
- If necessary, an in-person appointment to look at the home details and decide on a list price. We always wear masks and sanitize before entry
- If preferred, paperwork can be completed electronically to minimize contact
Marketing
We employ our virtual marketing plan which includes:
- Professional photography with ground and aerial video
- Interactive and dynamic virtual home tours
- Enhanced 3D virtual imaging and staging
- Live virtual buyer events (virtual open house)
- Virtual neighborhood guides and tours
- Digital listing ads with real-time ad insight
- Mailed listing postcards
- Dynamic digital brochures
*The goal of our marketing plan is to maximize interest and exposure while minimizing foot traffic. We want to get as many qualified offers as possible, from the smallest number of in-person showings.
Showings
- We provide sanitizer, gloves, and masks at the entry point for all of our listings
- We require all buyers be pre-approved for a loan at or above the list price or provide proof of funds before entering
- All parties who view the home are required to sign a Coronavirus Property Entry Advisory Declaration (PEAD) form certifying that neither they, nor anyone in their household, nor anyone they’ve come in contact with, has been diagnosed with Coronavirus or shown symptoms common with the virus
- If proof of financing and PEAD form is not provided before the scheduled appointment, we do not grant access, and the showing is canceled until the paperwork is provided
- We use a board-approved lockbox with a dual part verification system, which blocks anyone from entering the property unless they get the secondary access code directly from us. That secondary access code is only provided once all forms have been submitted to us and reviewed
- Showing parties are limited to 3 people- 1 agent and no more than 2 buyers from the same household
- All parties are to sanitize before entry and wear a mask while inside the home
- To minimize contact, buyers are not allowed to touch anything inside the home (no opening closets or cabinets)
Escrow
- Once an offer is accepted, buyer visits are limited to property inspection and final walkthrough only
- Appraisal is done virtually, if possible
- If a property inspection is done, the inspector must wear a mask and sanitize before entry. As are buyers, if they attend Anyone who enters the home (buyers, agents, inspectors, appraisers, etc.) is required to sign a PEAD form before every visit
- Paperwork is completed virtually, if possible, to avoid unnecessary contact
That, in a nutshell, is the safety protocol we follow for our clients selling a home. Not all agents are as thorough as we are when it comes to this, but we’re proud to say that we helped dozens of families sell their homes and move in the past year, and not one person got sick. We take our job seriously, and part of that job is protecting you.
